Overview · What & why
A decision, before a calculation.
A market study connects people who need space with places that can serve them. Compare competing supply, achievable rents, vacancy and the pace of new leasing. Then test sites against the product: access, utilities, topography, zoning and total delivered cost. A low land price cannot compensate for a site that users cannot reach or that cannot support the intended use.
A concrete example
Eli checks access, neighboring uses, fiber routes and possible electrical service. A nearby power line does not prove that usable capacity will be delivered when needed. Noor works with the utility on capacity, connection scope and timing while the team compares site alternatives and community impacts.
What to remember
The next stage relies on market and site scorecard, while related workstreams may continue in parallel.
Before using this in a project: Comparable leases and competing supply; Site maps and access studies; Preliminary zoning and utility information
