Overview · What & why
A decision, before a calculation.
Site control reserves the opportunity while the team tests it. A purchase contract or option can define investigation rights, conditions, deadlines and remedies. Due diligence is an organized search for reasons the project may fail: title, environmental conditions, ground conditions, utilities, access and legal use. An unresolved issue needs an owner, a cost or schedule allowance, and a decision before the relevant contingency expires.
A concrete example
Surveyors mark boundaries while investigators examine soils, water, environmental conditions and title. The sponsor seeks site control with investigation rights and clear deadlines. A difficult finding can change the design, the price or the decision to proceed. The land remains unbuilt while this evidence is assembled.
What to remember
The next stage relies on diligence issue register, while related workstreams may continue in parallel.
Before using this in a project: Title and survey; Environmental and geotechnical studies; Utility letters and purchase agreement
